Yard Watch:  03/10/2008

The Board has been busy making list of yards that is clearly in violation of Article 5, section 5.7 of our covenants.  Violation letters will be going out within the next few days.  We have also put a list of yards together that needs to be watched too.  If these yards are not dealt with in a timely manner, those folks will be receiving a letter of violation too.  So come on and get those yards into shape; as the Value Appeal Memo stated that is our focus for this year.  You do not want to receive a violation letter.

FYI:   It's time to fertilize your lawn.  Select a fertilizer with the first and third numbers equal , and the middle number of no more than 2.  Apply 1/4 inch water after fertilization.  For more information on lawn care, click on our "Helpful Hints". 


Friendly Reminders:  02-28-2008

1)  Remember there is a leash law in Jacksonville, all animals (including cats), if outside, must be on a leash.   If you are walking your pets, please clean up after them.

2)  Our storm drains in the streets go straight into our ponds.  No garbage or yard clippings should be washed down them.    

3)  Association Dues are due by April 1.  For those of you who have already paid, Thank you.

4)  Stayed tuned to the website, some exciting announcements will be coming from our Event Committee.

Board Needs Your Help: 04/30/2008

The CCHOA Board needs your help.   We want to find a solution for the issue our subdivision is having with the trespassing and vandalizing that has been an on-going topic since the neighborhood has been built.  Susan is in communications with the Sheriff's office.  The Sergeant from the Sheriff's office recommend that we, the  CCHOA need to bond together not hit them one at a time for some action to happen.  With this being said we need to hear from anyone who has filed a police report (file numbers are needed), or any other form of documentation rather it be video’s or pictures that can go towards evidence of these violations to our community.  Please send everything to Susan at syates@unf.edu.


Bi-Annual CCHOA Meeting: 03/28/2008

Everyone is invited to our first Bi-Annual CCHOA Meeting.  The homeowners requested more meetings so therefore we will be holding a bi-annual CCHOA meeting on April 26th at 10am in the JEA easement near the cul-de-sac on the Court side.   You will not want to miss this meeting there will be new things to introduce along with some events that we hope that all home owners will want to be involved in.



Community Yard Sale: 03/10/2008

The Annual Community Yard Sale will be held April 5th, 8 AM – 2 PM.  We will be advertising in the Times Union about the Yard Sale event again this year.   The advertising will be in the newspaper the week of the Yard Sale.  So start getting those items in order so that it will be easier to roll out that morning.  We have had great results in the past years.  We have had a good turn out of guest coming into the community for the great junk; I mean stuff we are trying to sale.  We hope everyone can participates and clean out that unwanted clutter.



A Sad Good-Bye:
  02-05-2008

It is with full heavy heart, and deepest regrets to inform you that our dear, sweet neighbor, Gerry Dillard passed away yesterday morning after courageous battle with cancer.  Unfortunately, because of the battle, Gerry did not have a chance to see a lot of her friends and neighbors to say good-bye.  Please remember Larry and the rest of Gerry’s family during this time of mourning. 

Visitation will be held at Shepard Funeral Home, 600 Oak Street, Folkston, GA on February 6, from 6 until 8 PM.  Funeral services will be at the United Methodist Church, 106 South Third Street on February 7 at 11:00 AM with interment to follow in Pineview Cemetery.

 In lieu of flowers, the family request donations be made to Community Hospice of Northeast Florida (800-274-6614)

 Condolences may be expressed by signing the guest book at www.shepardfh.com.


Please Be Careful When Outside 09-15-2007
It was brought to out attention that one of our home owner's pet dog was bitten by a baby Water Moccasin.   It was in the back yard inside of their fence under a low bush.  We just wanted to remind you as you are outside working in your yard to be careful.   We have lots of different kinds of snakes in our subdivision.   Some of them are very beneficial and should not be killed.  Here is a link that will help you identify snakes that you see.  So we can keep the beneficial ones alive and eliminate the poisonous ones.    http://www.flmnh.ufl.edu/herpetology/FL-GUIDE/snakekey.htm#12 

Parking: 07-27-2007

As a courtesy to your neighbors while you or your guests are parking in the street, please ensure traffic can flow.  If another vehicle is parked on the opposite side of the street, try to stagger the parking.  This will ensure all traffic; including emergency vehicle can get through.


Recycling: 06-28-2007

Please be aware that anytime garbage or recycling does not get collected on Friday by 6 PM, you may call 630 - CITY.  You may also call between 7 AM and 1 PM on Saturday to report a "non-collection".   Service generally will occur the "next day" after a missed collection.  That could be Monday...  A call to the city may help you find out when a missed collection will be made up, and assist them in checking on the collection crew.  Only Thanksgiving and Christmas are days of non-collection for holidays (per the website).  The following is current information about Curbside Recycling: 
 
Single-family residents can recycle all of these  items curbside in their blue bin:
  • Plastic food, beverage, detergent bottles and jugs with narrow necks and screw-on tops that are labeled with a 1 or 2 on bottom.
     
  • Glass bottles and jars (green, brown, and clear; please place tops/lids in garbage)
  • Metal & aluminum cans
  • Newspapers & inserts (on rainy days, please hold until next collection day)
  • Magazines, catalogs & telephone books
  • Brown paper bags (can also be used to hold excess recyclables)
  • *Corrugated cardboard (flattened and cut in pieces 2' by 3' or smaller)                  
  • No plastic bags, milk cartons, or juice boxes
  • No motor oil, pool chemical, pesticide or fertilizer bottles        
  • No shredded paper

*Note: For all items, labels do not need to be removed.

You may request a blue recycling bin, or notify the city of a service concern  call CityLink at (904) 630-CITY (2489) to register your concern.

Directors Leaving: 06-03-2007

Two of our directors, Pat Brant and Stephanie Harkins have decided not to participate on the board this next year.  They feel other folks in the neighborhood may want a chance to be involved.  We certainly appreciate all the hard work and time that they have put into our association.  So when you see these two ladies out and about please let them know how much you appreciated their efforts in helping on the association an thank them for all their hard work.  There is no way we could have taken care of all issues that have came up with the association this year without them on the Board and their dedication.  Drop Stephanie an email, as you may know she and her family has sold their house.

Thank you to everyone who has donated their money, time or supplies.  For those that have sent me emails with information and concerns; keep them coming.  Remember, communications is a two-way street.  Please let the board know in advance if there are issues, problems, or concerns happening on your property.  Alerting the board to such issues will keep the board informed so that we will be able to tell concerned homeowners what is going on and making the board job easier.  This will stop a homeowner from getting an unwarranted violation letter as well. 

A special thank you to all the homeowners who have already paid their 2007 dues.  We have already had 98 % that have paid.   


GRAND THEFT has Occurred: 04-20-2007

Homeowners, please be aware that we have had a Grand Theft in the subdivision.  The theft happen last night, April 19th.  One of our homeowner's storage building was broken into.  The thieves tore down the back of the fence by the big pond to access the property.  If by chance you saw anything strange last night, Please contact one of the board members.

NO more Lawn Service

Your votes have been tallied concerning changes to the Declaration of Covenants, Conditions, and Restrictions of Confederate Crossing, Article VI Lakes 6.2 (c). As indicated in the packet mailed to you on February 28, these revisions would be required in order for the association to continue mowing of private property around the ponds.. 

The ballots were opened on March 30, and the following is a summary of the votes received: 

Option 1: To continue mowing as done previously   10 votes

Option 2: Cut back service.                                         15 votes

Option 3: No change to current Covenant                  39 votes

Not Applicable: Multiple votes on one ballot               2 votes 

We had a record turn out in the voting.  It was our biggest ever on any topic. We had a total ballot return of 66 out of 90 homeowners.  We want to thank everyone who took the time to vote on this topic. 

In accordance with the Declaration of Covenants, Conditions, and Restrictions of Confederate Crossing, Article VII, Section 7.3, a two-thirds majority vote is required to change the Declaration. This would have required 60 votes for Option 1 or Option 2 to make changes to our Covenants.  Accordingly, there will be no changes to the Covenants, and Confederate Crossing Homeowners Association will no longer be mowing around the ponds.  As Covenant 6.2.c states, this is the responsibility of each Lot Owner. 

The HOA Board has been positioned to help maintain and protect the values of our homes within our community.  We have worked hard to try to be fair on all topics.  We do understand that some of the homeowners are unable (or do not own proper equipment) to maintain around their sections of the ponds.  We know there are lawn service providers within our community.  If you are interested in their services, visit the link for Neighborhood Biz. 

Beautification Committee Results! 03-13-2007


The Beautification Committee, if you all have not noticed has been working very hard the last few weeks.  Thanks to the great Leadership of Bob Ridgway, the sign area is really looking good.  The Committee has repainted the rail around the sign, re-mortared the loose bricks on the wall, added edging around the flowerbeds, replace and added new plants, done weeding and just this past weekend finished up by mulching the flowerbed.  So please if you see one of the committee members, which are Bob Ridgway, Mark Mullis, Keith Travis, Steve Yates and Tod Wood take a few extra minutes to thank them for all their hard work.  Thank you Committee!!!  People like our Beautification Committee help us be and keep being the BEST Kept Secret on the Westside.

HOME OWNERS BEWARE: 02-20-2007
ATTENTION:  One of our home owners had noticed 4 adult males in their mid 20's out on the burm that runs parallel with the JEA easement.  He over heard them discussing breaking into several of our homes here in our neighborhood.  When he approached them, they took off running.   The Board just wanted to make the home owners aware of this activity and ask you to keep an extra eye out.  Please remember to shut all garage doors.  Lock your doors and windows and sit your alarms when you leave.   Please if you see any suspicious activities, CALL THE POLICE.


New Signs & New Security Fences
01-17-2007
Members of the CCHOA Board, met with JEA, on Friday January 12, to discuss Security issues that Confederate Crossing is having with the JEA Easements.  JEA sent representatives from their Security, Real Estate Management, Right of Way Maintenance, and Preventative Maintenance areas.  CC Home Owners John Bruce and Norma Stefanik joined us , who shared with JEA all the issues and problems they have incurred.  I believe this was a huge help in showing JEA we had real Security problems.  As you can see from the pictures below, JEA has stepped up to the plate.   They installed the signs last week (Please, note, these are No Trespassing signs and it list the FL Statutes of 810.12.  You may read this statue at http://www.leg.state.fl.us/statutes/index.cfm?mode=View%20Statutes&SubMenu=1&App_mode=Display_Statute&Search_String=810.12&URL=CH0810/Sec12.HTM ).  This week, Tuesday, January 17, JEA have installed the security fences on both sides of Grayson Court easements.   We know, this will not solve all issues, however, it should help to cut down on the vehicle traffic going through the easement.  Stayed tuned.  We are not done yet.  JEA is doing research and probably surveys to identify the true owners of all the JEA easements that run through Confederate Crossing.


Wild Life in Confederate Crossing 01-17-2007
Kristie & Scott Vockell shared these pictures with us.  The spotted the interesting creatures on the their back property.   The Black bird is an Anhinga.  It has a straight sharp, serrated bill that it stabs fish. It will spear a fish through the middle, toss it in the air, and catch it face first and swallow it whole.  The Hawk is a read shoulder hawk.  If anyone has a small kitten or dog, keep an watchful eye out. They have also seen some wild turkeys.

Annual Luminary Event A Success!

This year’s event was just spectacular.  We want to hand out a great big thank you to the Event Committee Chaired by Marcia Hopkins.  Marcia coordinated with her committee to have a flawless event.  A special thank you to all the neighbors who showed up and helped Marcia and her committee put together all 2,000 of the luminaries.  If you did not get out and look at the neighborhood, you missed a very beautiful site.  With all neighbors in sink and lit up, I am sure if you could see our neighborhood from the sky.  We all should be very proud of our subdivision.  This has been our ongoing tradition for 4 years.  The HOA thinks this event is one of the biggest involvements we have with all the homeowners.  We hope you agree with us in wishing to continue this tradition for years to come.


Update -Neighborhood Alert - 12-18-2006

UNKNOWN CAR - Car/Driver has been identified as the Paper delivery person

A white 80’s-90’s Chevy caprice classic or similar has been spotted on two separate occasions between the hours of 2-4 AM driving on Grayson Street and Grayson Court with 4 young men in the car. Please be aware and cautious of this car and these young men especially at this time of year with everyone having extra Christmas gifts around the house since that could be what they are looking for if they are thugs. Please pass the word to your neighbors!

Successful Meeting Held on Saturday Oct. 29th.

There was a great turnout on this last chilly Saturday Morning. It was definitely one of our largest turnouts. Old issues were put to rest and the new era of the Confederate Crossing Homeowners Association (CCHOA) is beginning.

There were also sign up sheets for community involvement and to participate in the CCHOA board, too. If you would like to be involved, but couldn't attend this meeting, please contact Tod, Stephanie or Pat.

Going forward major changes to the outward appearance of your home or landscape will need to be approved by the Architectural Review Board (ARB). The request must be in writing via the ARB form, and your request will be considered by the ARB

Also, we'll begin a new 'forms' area of the website where you can download your ARB Form and other documents relating to the neighborhood.


Quarterly Newsletter - Featured Story

Annual Confederate Crossing Homeowners Association Meeting. This year, we will hold the meeting at the end of Grayson Court in the cul-de-sac. Walk, ride or drive. If you are driving, you may park in the JEA easement, under the Power lines. You will want to attend this meeting. We have heard that Walter Williams will be turning over the Association to the Homeowners at this meeting.

Did you know that according to the Confederate Crossing Covenants and By-Laws that the Association Board is actually made up of a 3 member Board of Directors? Read, By-Laws Article 5. The whole section describes the duties and responsibilities of the Board of Directors. Also, in the same section, it describes how the Board of Directors is elected/appointed. According to By-Laws, Article5, the Developer, when turning over the association has 2 options. First option is the developer may appoint the first Board of Directors. His second option is he may hold an election to elect the 3 Board of Directors. It is this 3 member Board of Directors, who then has the duty to elect the other Officers of the Association Board. This is all described in our By-Laws, Article 6.

Come prepared to nominate people you would like to represent you on the Association Board. Start talking to your neighbors to see who would be interested in serving on the Association Board. Please, ask them, before you nominate them. Also, you may nominate yourself.

Important Information about your Property Tax Notices

It has come to our attention that some of the current Tax Notices do not correctly reflect the proper square footage of your home. The square footage in the Tax Records should only be the footage that is heated and cooled. Some Homeowners have made us aware that the Tax Office has included some Garage and Back Porch footage, resulting in higher Property Taxes. Please double check yours to ensure your record is correct. If not, please file a Protest with the Property Appraisal Office Downtown.

SUPER BOWL in our SUPER CITY

Just a short five years ago, Jacksonville found out it would host SuperBowl XXXIX - wow!!! It's HERE!!!!  If you haven't had a chance to get out and see the sites, you're missing it.  The City of Jacksonville and SuperBowl Host Committee - I salute you.  You have created a FAMILY FRIENDLY environment that is a crowd pleaser for all ages.  Food, Festivals, Fireworks and Fun.  And it's SUPER for Moms, Dads & all the Kids, and if you prefer a more party atmosphere, there's something for you, too.

On the Southbank, there are all kinds of vendors, events and concerts. Just head to Prudential Drive and start looking for parking.  The NFL Experience is not to be missed.

On the Northbank you'll find the Coors Light Party Zone, the Bay Street Concert Area and lots of NFL stuff and such!

Did I mention FOOD!!!  If you love 'Fair Food' then you definitely need to load up your appetite and head on down.  Feast on Seafood, BarbQue, Gyros, Ice Cream, Pretzels and even Funnel Cakes.

HAPPY NEW YEAR!

Can it really be 2005 already?  It just seems funny, wasn't it last year we were trying to get used to making the 2000 instead of a 19?? 

Thanks again for the luminary pictures - if you didn't get out and see it, you missed quite a site.  We spied a moving truck the other day, so I hope that means we have more new neighbors joining us.  

SUPERBOWL Super City Wide Clean UP - Saturday January 22nd.

If you'd like to help clean up our neighborhood - or anywhere in the Jacksonville Community,
then you need to know about the Super City Clean Up.  The event is being organized by the City of Jacksonville, to help our city look even better for our Super Bowl Guests.

"We are planning Super City Cleanup, an event created with the purpose of bringing together government agencies, businesses, community organizations, citizen volunteers and our Environmental Protection Board, in an effort aimed at improving the visual vitality of our community. Help us achieve this goal and exhibit pride in our city by cleaning up litter and encouraging continuing beautification efforts."

Even if you only participate by checking for trash in your own area, and sweeping the curbs, all the little clean ups added together, makes it more beautiful for us to enjoy even after the Superbowl.
