Report on 3 Stray Cats - Not the Band Either 3/11/09

Is anyone missing the following CATS?

1.       Short hair gray cat with white paws very friendly.  Has no collar.

2.       Short solid black cat – skittish – no collar

3.       Short hair white cat – not friendly but not shy either. – Not sure about collar.

Confederate Crossing Board Meeting:

The CCHOA Board meets whenever the need arises, and at a minimum of quarterly (January, April, July, and October) on the 3rd Wednesday of the month at 6:30 PM, 10581 Grayson Court.

Looking for a nearby park?

The votes are in on the ballots! 12/10/08

We had 52 responding “YES” to keep the luminaries and 30 responding “YES” to have the movie. The event committee is therefore planning to move forward with both Luminaries and Movie Night. Keep an eye out for a reminder of date and time in the mail.

We also had 68 responding “YES” in favor of a dues reduction and 9 “NO”, so our annual association dues for 2009 have been reduced to $120.


Update on the Stormwater Credit Application: 12/10/08

The application submitted by the CCHOA has been approved and new bills/refunds were mailed to homeowners on December 8, 2008 honoring the 30% credit. 

The City had every intention of processing the applications within the 8-12 week timeframe, but the response to this first billing proved to be much, much greater than anticipated. 

Be advised that the next bill is scheduled to mail in May and will reflect charges for calendar year 2009. The 30% credit will automatically be deducted from that and all future bills.

Application for Stormwater Management Fee Credit: 7/29/2008

As a service to our community, the CCHOA Board has applied for a community-wide Stormwater Management Fee Credit. If the application is accepted, homeowners of our community will get a 30% discount on future Stormwater Utility fees imposed by the City of Jacksonville.

The application was submitted June 16, 2008.  A response of approval or denial is due 8-12 weeks after receipt, so each home owner should receive notice of approval by the second week of September. Stormwater fees for properties included in the application will not be due until 30 days after notice is received. Homeowners may apply/reapply for the credit individually.


Noise Ordinance & Confederate Crossing:  06/07/2008
What does it mean to us?

A couple members of your CCHOA board met with two lawyers this week on the topic of the noise zones surrounding the Whitehouse Field issue.  The two lawyers, Robert Yerkes and Michael Seelie, provided background of the issue at hand.  If you have not seen it, here is the map showing the Noise level layout.  As you can see (lower right corner), Confederate Crossing is in the 60 decibel range.  They discussed how this would affect the homeowners of Confederate Crossing.  They also discuss our options of possible compensation.  Regardless of the outcome of the ordinance, we, the homeowners of Confederate Crossing, when selling our homes will have to have the new buyers sign Airport Notice Zone Acknowledgement form .  If this ordinance were appealed, then the zone change would go back to the way it was.  This decision has not been made yet.  Currently, they are working on changing the ordinance, not repealing it.

Currently, according to the lawyers, the only option Confederate Crossing homeowners have will be to file a suit under the “Bert Harris Act”.  Yerkes & Seelie is seeking any homeowners who are interested in filing suit under the Bert Harris Act.  Shortly, they will be providing us with a copy of the contract they will want each individual homeowner to sign.  After signing with them, the first step will be to hire their property appraiser to appraise your current property value.  After that, it will be determine what if any effect (dollar value) the ordinance had on your property.  The cost of this appraisal is about $500.  After, this step, Yerkes & Seelie will take your case to trail.  If you are interested, please fill out the information form and contact Yerkes & Seelie.  This is just for your information.  The CCHOA will not be filing or joining on behalf of the CCHOA Homeowners.


 Advertising: 06-03-2007

To all of the new neighbors that are not aware or old neighbors,  we do advertise within our community at our website.  So if you have a business or craft you would like us to advertise at the site, send me an email woodman4@comcast.net .  Please remember you may not put signs in your yard advertising your business or craft.

If you are planning any structural changes to the exterior of your home, landscaping renovations, detached garages, swimming pools, etc. to protect yourself and your neighborhood, you must complete, submit and have approved an Architectural Review Board Form.  This keeps our neighborhood in line with our Deeds and Covenants, and helps us maintain a gorgeous and value appreciating neighborhood.
